I do NOT perform Phase One or any other hazardous material inspections/certifications.

I am familiar with commercial construction practices, 3-phase power, flat roof design/problems, commercial HVAC, boiler systems, fire sprinklers and ADA concerns.

I have studied concrete problem identification, block wall problem determination and other structural problems that often would require an engineer to identify.

I will check parking lots and lighting, both of which, although not structural, are a big concern/cost in a large commercial environment.

I often pose as an insurance inspector to find out information for my buyers that would not otherwise be revealed to them (such as tenants who do not plan to renew leases, a very important concern in a shopping center).

I have been asked to go out-of-state for local clients who prefer my expertise.
